LTR Visa — Long-Term Resident, 10 Years, 2026
💎 10-year, high income

Who this is actually for
The Long-Term Resident (LTR) visa is Thailand's 10-year option for people who clear a genuinely high bar — this is a different tier from the DTV, which is far more accessible for the typical remote worker. There are four categories, and you must qualify fully under exactly one of them — you can't combine partial assets from one category with partial income from another; it's binary, meet one category's full requirements or the application fails.
The four categories
- Wealthy Global Citizens — no age requirement, at least USD 1 million in assets, including at least USD 500,000 in specific Thai assets
- Wealthy Pensioners — age 50+, with an annual pension or passive income (not salary or director fees) of at least USD 80,000
- Work-from-Thailand Professionals — remote workers earning USD 80,000+/year from an established overseas employer
- Highly-Skilled Professionals — targeted industries with specific skill requirements
Other requirements
Health insurance coverage of at least USD 50,000, or a minimum balance of USD 100,000 in a savings/current account as financial security instead.
Why it's worth the bar
Ten years of validity, no minimum stay requirement, and 0% tax on foreign-source income for 3 of the 4 categories — genuinely favourable if you clear the threshold, which for most people on Phangan the DTV is the more realistic fit.
